MY LIST OF 10 HOME SELLING TIPS!

Selling a home is not as simple as slapping a sign in the front window and waiting for the offers to roll in. Now matter what value, price range or neighborhood, a home must always go under the microscope when it is being offered for sale. Here are a few tips that I tell my sellers when they are preparing their home for the market.

1. Clear the Clutter - Get organized! Store, throw out or straighten up any newspapers, magazines, loose papers, shoes, clothes, tables, desks, etc. Make it easy for buyers to see you house, not your stuff. This also includes toys or other items in the yard to. Simple is better. De-clutter your property, inside and out.

2. Clean Up! - A home for sale can never be TOO clean. Mop, dust, sweep and vacuum all rooms in your house. Check and clean all windows, floors, walls, mirrors and anything else you can think of. Also, clean up the exterior and yard of your home - clean gutters, rake leaves and debris, powerwash your walls, etc.

3. De-personalize - Take down or store some of your personal items. Family photos and other personal stuff should be put away so that potential buyers can easily imagine themselves living there. This can be a difficult step for some. Just remember, this in only temporary. Just imagine pulling out all the family photos again in your NEW house.

4. Lighten Up! - Lighting is crucial in selling a home. Check your home, inside and out for any burnt out lightbulbs. Turn on all lights for showings, and if needby, put a few on timers for when you're out in the evenings. Light is your friend when selling your home. It makes for a more positive feel.

5. Paint - Get out the paintbrush! One of the easiest ways to freshen up a home is with a fresh coat of paint. Touch-up or paint any walls, doors, trim or anything else that could use a fresh look. Go with neutral colors. It may be worth it to re-paint kids rooms and play areas with neutral tones as well. Remember, buyers want to buy perfect!
