SMALL THINGS CAN HELP YOU SELL FOR MORE $$$!

People are always asking me what they can do to improve their house in order to sell for more $$$... This is not always an easy question to answer. Every house is different. There are many quick fixes and updates, while there are also major projects. There are many things you can do cost effictively that will net you a good return when your home hits the market.

Where do I start? There are 2 major kinds of updates: cosmetic and functional. Cosmetic updates are things like cupboards, counters, flooring, tubs, toilets, sinks, etc. Whereas functional updates include furnaces, central air, central vac, insulation, etc. Some make more sense than others. For example, if you have an outdated furnace, installing a brand new energy-efficient furnace may be a good idea.

There are many small updates you can make that will increase the appeal of your home: lighting, fixtures, paint, doors, etc. There are also the larger projects like entirere modelling of certain rooms of your home. Do your research before undertaking any major remodelling. Sometimes projects can get away on you.

What is more important? An unwritten rule is that kitchens and bathrooms sell houses and this is generally a good place to invest your money. If you have outdated cupboards, it may be worth replacing them (at the right price). If you have outdated toilets and vanities, invest in new ones.

Always remember, that any updates must reflect the overall feel of the house. If most of your home is outdated, it makes no sense to invest your budget into brand new granite countertops for the kitchen. THINK RELATIVE! Make a list of all potential updates and rank them in cost and priority accordingly. Before jumping into any updating project for your home, you MUST consider the COST versus the potential RETURN. Start small and work your way up!
