1. OVERPRICED! - This is the number #1 reason most homes don't sell. Improper pricing of a home is the worst thing you can do. Agents know when a home is overpriced, buyers know when a home is overpriced and it scares away both! Most of the time, if you do actually get an offer, it is lower than what you would have got if you had priced it closer to fair market value. People often lowball to try and bring the higher price down, whereas a properly priced home invites offers within 5-10% of asking price.

2. UNDER EXPOSED! - You house may not have been getting full exposure to the market. Perhaps you decided to go FSBO and fish in a VERY small pool of buyers, or you listed your home on the MLS but didn't allow the agent to post a sign on the lawn. Lack of advertising may have been another factor that contributed to your home sitting without attracting enough attention.

3. CONDITION OF HOUSE! - Buyers want to buy "perfect"! The hassle of finding a house, closing the deal, moving and all things in between makes it tough for buyers to consider doing additional work on a home. Perhaps your home is outdated or in need of repair. It is well worth it to spend the dollars on cosmetics updates and crucial home repairs - for safety and saleability.

4. POOR MARKET CONDITIONS! - We've only recently come out of one of the worst recessions in recent memory. The market may have played a large part in why your home did not sell. As well, time of year may play a factor and the real estate market tends to slow in winter monthes. If you tried with no success in November, March may give you a much better shot!
